RESIDENTIAL PROPERTIES

Holding Deposits are payable prior to us carrying out reference and credit checks. Initially you will fill in an application form with your contact details, we will then instruct our referencing company Homelet to email you a full referencing form. Once you have received the form, you will be required to fill it in online, you will need 3 years worth of previous address, your current/previous landlord details and your employers details.

Each applicant will receive a separate email. The applicants joint income will need to be at least 30 times the monthly rent. If you do not earn the required amount, you will need a guarantor.

Unfortunately, any bad credit such as CCJ’s, /IVA’s and bankruptcies will result in an automatic fail and it will then be at the discretion of the landlord if the application is to continue.

If you require a guarantor, they will need to be a UK resident and earning an annual income of at least 36 times the monthly rent. The guarantor will also need to be fully referenced and credit checked. They will need to provide their current employers details or proof of income if they receive a pension. If your guarantor is self employed, Let Alliance will need to contact their accountant for a reference to confirm the annual income.


STUDENT PROPERTIES

A £100 holding deposit is payable at point of application. All students will require a guarantor, unless the rent for the full term of the tenancy is being paid up front. Some landlords may request that we reference and credit check the guarantors. The deposit is payable 4 weeks after the initial application and will be held as a holding deposit until the start of the tenancy. The initial £100 holding deposit will then be refunded back to you.
